Huddle House is adaptable in many location types and in many different markets. Some key real estate metrics that Huddle House is looking for include:

  • Lot size (for free standing) 25,000 square feet (min) unless parking can be shared with adjoining lot.
  • Minimum lease space size of 2400 square feet for joint development in c-stores, truck stops, hotel/motels and shopping center end cap locations.
  • Minimum 36 parking stalls.
  • Good accessibility into location, prefer 2 curb cuts.
  • Overall trade area should be growing or stable.
  • Minimum Population (12,000 min. in a 5 mile radius in rural locations).
  • Traffic Counts (12,000 min. at intersection or on Hwy).
  • If interstate location (24,000 min traffic count with small town back up of 7,000 -10,000 pop. in a 3 mile area).
  • Maximum traffic speed of 45 mph at site.
  • Less than 3 family dining competitors in immediate trade area.
  • Average travel time to work-30 min or less.
  • Strong opportunity for strategic positioning for the site.
  • Retail support within 1 mile of site (Wal-Mart, K-Mart, Lowes, Target, College and Manufacturing, etc.) in area.
  • 24-HR retail / wholesale / warehouse / manufacturing which may enhance 24-HR operations.
  • Ability to achieve Huddle House National signage and exterior elements.
  • Household income of between $32,000 and $75,000 per year.
  • Unemployment rate less than 10%.
  • Strong percentage of customers who dine at QSR or Casual Dining restaurants.
